Anomalous Property Remediation

Technical Diploma · 38 credit hours · 3 semesters · Division of Anomalous Property and Nonstandard Conditions

Anomalous Property Instrumentation Bench.
Programs in this Division hold programmatic approval from the Council on Occupational and Technical Accreditation. They are not licensed, registered, or recognized by any Ohio state board, and graduates are not licensed practitioners of any regulated profession.

Assessment, documentation, and remediation of residential and commercial structures presenting persistent nonstandard conditions. Instruction treats such conditions as a building science problem: intake interview, occupancy history research, environmental baseline testing, differential diagnosis against conventional causes, and remediation scope development.

Instruction in every course proceeds from the position that the majority of conditions reported to a remediation contractor resolve to conventional causes. Documented exclusion of conventional causes is required before a student may advance to scope development. Intake interview procedures were revised in Fall 2021 to standardize occupant report collection and to separate first-person accounts from secondhand accounts prior to site inspection.

The field practicum requires a placement, arranged through Career Services. Annual guest instruction in APS 265 is provided by outside counsel. An instrument calibration charge is assessed per term and is published in the Schedule of Charges.

Mr. Bede failed my first differential because I had not documented ruling out the water heater. He was right. In this trade, the client is scared and the furnace is guilty until proven otherwise.
